February 2010 is the final release for Fioli – New Townhomes in Windemere

There’s really, really strong demand for new townhomes in San Ramon, and the townhomes for sale in Windemere in San Ramon CA are really hot! In fact, demand is so hot that there’s a camp-out for every release! February 2010 is the final release for Fioli – New Townhomes in Windemere.

The January release was announced on Thursday the 14th about 6:20 pm. I was already in the parking lot, waiting, as were two other families with our names already on the list. We were #1, #2, and #3 in line. Within an hour or two we had #4 and #5. One of the families left, daunted by sleeping in the car and the inconvenience of taking off work, etc.

Base prices from the last release started around $520,000 for the Residence 1, a 3 bedroom 2-1/2 bath home with bonus room offering 2.044 square feet of living space. Pricing for Fioli townhome exceeds the pricing you see on the Centex website as it does not include the lot premium and elevation.

On March 8, 2008 I wrote about people camping out overnight to buy a new townhome at Fioli, one of the popular new townhome communities in San Ramon CA Another Camp-Out to Buy New Homes for Sale in San Ramon – Fioli at Windemere.

The next and final release will be in Febuary 2010 with move-in dates estimated in October or November 2010. SIX homes will be released. Prices won’t be released until the release date, but the Plan 3’s and 4’s to be in the $590,000’s to $600,000’s. The models will be sold in the fall as construction draws to a close in Fioli.

Guess it’s still one of the most popular new townhome communities in San Ramon CA. There will be a total of 154 units upon completion.

Windermere in San Ramon CA, A Master Planned Community

Windemere is an impressive master planned community located on the east side of San Ramon near the adjacent city of Danville, CA. It’s situated in the highly ranked San Ramon Unified School District and could be where you find the home of your dreams!

It’s sidewalks and trail system connects schools, parks and neighborhoods. Of the 2,300 acres, approximately 55% (1,163 acres) is reserved for permanent open space. Much of the 12.5 miles of trails is paved for walking and cycling. There are 18 parks in the development. 4 new San Ramon Valley USD schools are in the neighborhood: Hidden Hills Elementary (K-5), Live Oak Elementary School (K-5), Windemere Ranch Middle School (6-8) and Dougherty Valley High School. Additionally, the San Ramon Campus of Diablo Valley College is located in Windemere.

Community services include Dougherty Station Community Center with police substation, Dougherty Station Library, Dougherty Valley Performing Arts Center and San Ramon Valley Fire Protection District, Station 30.

Windemere features fifteen neighborhoods built by Brookfield Homes, Lennar Homes and Centex Homes. The development has a planned 5,170 units and is nearly sold out (as of October 2009). Centex/Pulte is still building in Fioli, a townhome-style condominium neighborhood just behind Dougherty Valley High School, but they expect to be sold out in about March 2010. For newly constructed single family homes in Windemere, look to Lennar or Brookfield for their few remaining new units.

Windemere has excellent commuting potential into Silicon Valley and San Francisco via the 680 and 580/880 corridor via auto, or via BART from the Dublin/Pleasanton BART station.
